Verdion has leased new logistics space in Roosendaal, in the Southern Netherlands, ahead of completion later this year.

Global warehousing, distribution, and forwarding specialist NTG Logistics B.V. has taken the 8,800 sqm speculatively developed facility on a 7-year lease starting in December 2022.

Located on the Borchwerf I industrial estate, this Grade A warehouse includes a range of features to enable smooth operations and will meet high standards of energy efficiency, with Verdion targeting a BREEAM Very Good sustainability rating.

Verdion acquired the asset for € 17 million for its VELF 1 fund in an off-market deal in 2020 – its first asset in the Netherlands. Occupiers also include Imperial Group and Raben (formerly Bas Warehousing) with Aldi, Cloetta, DHL, DSV, Jan de Rijk, Lidl, Loendersloot, OHL, and Polynorm also located nearby.

Werner Kop, Managing Director at NTG Logistics B.V., said: “We are delighted to open this new location in Roosendaal. The warehouse is strategically located in the logistics hotspot area between Rotterdam and Antwerp and will be used for the storage of vinyl and PVC flooring materials. This new location will strengthen our position as logistic service provider for the storage of ADR and non-ADR goods.

Florian Stöbe, Head of Investment – Germany and Benelux, at Verdion, said: “This deal demonstrates the strength of demand for well-located, well-specified logistics space in the region and the successful execution of our business plan for VELF 1. Verdion’s priority throughout has been to create added value on this brownfield site, extending the building and optimising the site in a market where land supply is increasingly challenging.”

De Lobel & Partners and CMS advised Verdion.
